West Jackson   you have C class blue color pretty tough to manage area of rentals  South Jackson  you have nicer predominately homeowners in north east and north Jackson but the value between the neighborhoods can be substantial yet the demographics are all the same. .. so within the same race there is neighborhood segregation .. just like older NE cities that segregated by European ethnicity  IE Germans lived here the Polish lived here the Jews lived here the Italians  lived here.

Because they are epoxy bonded aggregate you can bond new aggregate on top of a chip and/or polish down burns or other damage.
