Pick one market and go deep.

I am currently an Asset Manager for Multifamily Deals as my W-2 job and looking to buying my first deal in College Station/Bryan Area.Anyone I can connect with to pick their brain on different investing strategies? 

Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

But I was thinking only about the exterior, it did not even dawn on me that your furniture ignites from the radiant heat through the windows!

I would suggest picking someone with the most forum posts or the most/best reviews that way you know they are actually active!

A couple problems dividing a property and selling in a “Timely” manner and then picking exchange properties of equal or greater value than the lots you sale.  

The big issue is people just buy a 3bed2bath and put okay furniture in it and expect to cash flow $5000/month.

Typically SF'ers pick an astronomical price out of thin air. 

Yes, I’ve got a mortgage on it now, but my cash flow went from only $1000/month to $2400/month and I picked up 3 more properties basically for free with no out of pocket cash to buy them.
