As you would expect, fitness tenants and full-service restaurants may not be chomping at the bit to sign leases, but daily-needs tenants (like pharmacies and grocery stores) are doing deals.

A convenience/gas store will always be that, a restaurant will always be that, and I’ve seen pharmacies become dollar stores.  

Will Amazon getting into pharmacy business put Walgreens/CVS out of business in a few years?

Most pharmacy in good locations are 5 to 6.0 cap rates and debt at 3.5 to 4.0 or so depending on variables with LTV etc.  

I hold a doctorate in pharmacy and am a licensed pharmacist.

The great thing about this property is its zoned GB and is in an excellent spot for a pharmacy or future McDonnell's.

Now, I live with my wife in our first home in Olympia as a Pharmacy Manager.
