I gravitate towards "red states" given the landlord-friendly laws and relative ease of evictions, which unfortunately are unavoidable in the buy and hold game.

If you are good with your numbers, you're already ahead of the game.

If you are looking at a 300 unit apartment complex with a $100mm purchase price, then typically you want large, diverse economic, growing cities.If you are buying an Airbnb, well this is a marketing game. 

Despite if it works and or what anyone says... arbitrage will always  have a special place in my heart since it was what got me started in this RE game. 

It’s a get rich slow game, but if you can be patient and give yourself 5-10 years investing in RE, you’ll be set.
