Someone told me I’m crazy since they still always pay. 

We pay Lightning Docs a $500 annual fee and $500 per loan, which we charge to our borrowers at closing.

I had a nice conversation with them and approved their booking for Aug 2025.So, it pays to keep an eye out for a repeat booking that looks fake as they could just not be seeing you responses. 

How difficult is it to find tenants that are willing to pay market rent?

I would stay away from section 8, pull credit and background, and call referrals, and look at pay stubs for everyone who applies.

But I need a portal where I can do the following -Customize the tenant application  ( Cozy does not  allow me to customize)- Have tenant Upload Pay stubs, DL, etc. 

If you did DSCR, 20% down I have a Par rate at 6.375% so you pay broker fee but no points.

They just pay the invoices.
