The property is a brand new construction that I own outright and the rental market in this city is very strong as of now there is quite the shortage.

Or you could go all in on student housing given the severe shortage.

If there is a shortage of housing you can charge more rent.

I have heard there is a large shortage of section 8 housing in Youngstown.

Last piece of advice is to raise additional capital because shortages while building ground up can be a painful proposition.

In fact I am managing $500k project now where I am bidding out materials purchasing through the supply house.If you, the customer.... purchase the material, pick it up, load and unload it, make it safe in your project house, deal with any shortages, overages or returns, take on all warranty issues, etc, etc, then I suppose you could justify not paying the GC any markup. 

As the technology continues to progress and they continue to get things more dialed in, I do think it could help quickly build reasonable homes to address the housing shortage.

The good news is that in cities like Berkeley with aggressive rent control, there is always a shortage of available rental units (the rent board bureacrats constantly find ways to perpetuate the housing shortage upon which their jobs depend).
