Then you can in turn utilize that 'USP' to market to 'potential buyers' that they should work with your 'credit repair specialist' (and mortgage lender/s) and 'nurture' that 'lead' into a 'trust and rapport' client who refers you to everyone else within their sphere, and perhaps FAR beyond it???

That's my second biggest pet peeve, which is spending precious time nurturing someone on a deal and for them to come back and say its not for them.
