The Louisville and Southern Indiana real estate markets have seen notable shifts this year.

I have done this a few times myself and have a few basic recommendations:1) Make sure the seller owns the property free and clear and that it's very clear to both parties whether the arrangement involves a deed of trust or contract for deed2) If a balloon payment is involved, be sure to assess your ability to refinance and make that balloon payment in the future- optional extensions can help manage this risk3) Understand the tax implications if the interest rate is notably above or below market rates4) Get title insurance! 

Most notably a rehab that went $100k over budget and a failed attempt at Airbnbing an Airstream that was a $30k mistake 

However, when you have cashless bail, police afraid to enforce or not able enforce law and order, and people being incentivized not to work; what do they think will happen?  

Do you mind sharing what those projected rents are that they are not able to hit so I can keep it in mind as a marker please?

And it didn’t just happen to me…Here is another student who was not able to get a refund, he even goes to say that he can’t get a refund for REI Simple either or for the other programs he bought.

The systems are put in place to vet people who would not able to pay your rent and who would most likely cause damage to your property.

IE. if you buy cheap area you will likely have tenants who are not able to pay top dollar etc. 

Or is the plumbing not able to handle a normal amount of TP and rather than the tenants being the problem the fact that the plumbing is inadequate is the problem?
