I grew up in RI but moved to Boston for college and have been in the Boston area for 15 years.

We just moved from PA last year. 

If you want to game the system a little, you could move in for a couple of months while you fix it up a little and then move back with your parents.

The arrangement initially seemed straightforward: they set up an LLC for the property, moved the property into the entity, and planned to share the proceeds.

I’ve heard that the property values have really gone up since so many expats are moving there now.

I intended to write the lease to hold both financially responsible regardless of occupancy (effectively making her a co-signer), but I’m worried that I’ll end up evicting him if she ever does move. 

Moving from Miami to Ashburn is a big change, and it’s great that you’re diving into real estate investing.

I lived in my home in South Carolina as my principal residence for all of the last 10 yrs, moved, then sold with owner-financing. 3.5 yrs later after sale, the buyer re-sells the home and sends me full loan payoff.
