Best bet is to buy older homes that's renovated inside or you can renovate after purchasing and because older homes have at least 6 vehicle parking.

Make sure your lease stipulates its a "shared property" and list all the rules to make sure they toe the line, garbage, one vehicle(where parked), noise, no personal items in yard, everything you can think of or choose/whatever.

I don't think you can raise the rent by installing it because most guests aren't going to be using it anyways and it will prevent guests from booking potentially because your price is higher than others.II say all this as someone who drives an electric vehicle.
