I know you mentioned taking time to relax, do you plan to further scale or do something different outside real estate?

Old lists which are on the mentioned platforms practically guarantees saturation and others already having reached out and made offers/solutions because all your competitors are getting the same leads and at the same time.

With that being said I'll obviously be focusing on out of state.I know Ohio is mentioned a lot around here, specifically Columbus, and I'm an Ohio State alum, so that would be pretty cool to secure my first property in Ohio.

There are exceptions, like what was mentioned by @Nathan Gesner, if you are an employee of the property owners, and you exclusively manage their properties, if you're a resident manager, living in the building that is being managed, or if you are someone who manages properties owned by a single entity and have a direct ownership interest in it.

To add on to what everyone else mentioned, do an end of the lease inspection before they start moving out.

That 4 I mentioned was bought 5 years ago.

The layout and comps will ultimately decide which direction to go in -  but it is hard to ignore the fact that families in the price range you mentioned will sour at thought of 4 bedrooms sharing one shower.

Like others have mentioned, there are definitely areas that make more sense than others depending on if you want to focus on cashflow or appreciation (just like with any investment).

The cleanout is about 10-15 feet from the curb, but they had to snake 70 feet, suggesting a potential city sewer issue.The plumber mentioned that if I report this to the city, they will likely request a secondary cleanout closer to the curb, which I would have to install at my expense (a costly job).
