New American was not allowed to start any new loans starting in February of 2020 and had to close out anyone who was preapproved by March.

The question is: Do I let her rent longer, continuing to collect, then renovate before the next renters' cycle (around March/April or later)?

Exterior work is difficult from Mid November through late March, but most of it can be done besides painting.

They signed the lease in March 2024.The first time they were late it was a couple of days past the 1st but within the 5 day grace period……Ok.The second time, they notified me on the 5th that they wouldn’t be able to pay until the 12th.  

Let me know your thoughts...I think it could be a good time to do a fix and flip (start the process in the next couple of months and sell in March/April).

You can see 100% occupancy from beginning of January thru mid-March, but at lower rates.
