What markets get you closer to your goals and harmonize with your time, energy, and resources? 

Perhaps I'm an old out of touch birdie, but if I made $292,000 a MONTH doing land contracts, I would focus all of my time and energy on that and adding to it.

there are of course more creative strategies to reduce that up front outlay, or recoup your capital, like, say, the BRRRR method. but they are time and energy intensive and certainly not hands-off. 

For me they've been a great source of ideas, resources, energy, and comradery.

My first question is do I pick a good, better, best system that costs from less to more $$ and do I justify the more expensive energy efficient system to grab a little higher rents since tenants will save money.

None of this is worth an ounce of energy or thought.

For example, we might use renewable energy initiatives, grants, or government programs to offset costs.T

Finally, I would like to thank everyone else for your replies I know I expressed gratitude in each of my replies but honestly thank you, everyone, all your replies were beneficial, obviously I am just at the tip of my endeavor but I am going to now focus all my energy using the great opportunities that have been laid out for me using the feedback everyone in this forum has shared!

The 8 unit has required more time and energy because it had been poorly managed for years.
