I'm not assuming you do, but the luxury creep is real and someone has to say it.I would also focus on higher priced asset classes.

Indeed, unless you're in the luxury segment, renters won't give that much of a dime and in any case won't pay a huge premium because your condo is beautiful.

In my ideal scenario, I would do some more entry level projects to start off while I learn the ins and outs, but my goal would be to eventually work on more luxury flips - larger scaled projects in more desirable neighborhoods (though fewer and farther between).

@Anthony Bertolino If you actually read the article you linked to past the headline you will see that there was tulip speculation and the market did crash, and there were people who treated it as an investment rather than a luxury good. 

I also think that if there is any downturn, entry level vacation rentals in places like Kihei will feel it much less than high end luxury vacation rentals and hotels. 

New construction is up, a couple luxury neighborhoods (500k+) and a couple new mid sized apartment complexes (1000+ f/ 1 bedroom).

For that extra psychological safety of handling a that multi-M upscale luxury property transaction maybe worth it, but that's not your market.
