I would also add, a contractor that you can buy materials for and they know how to put them in with little to know direction (reduces the management time of the project).

And the owner is very responsive to questions or issues (emailed him at night and received a reply within a few hours).  

It makes it a little easier for me than going into AirBNB, VRBO etc. and taking a look at data.

@Brett Coultas if you're a newbie, you want to be careful of an "investor friendly" agent selling you something they truly don't understand:(95+% of agents only know how to handle owner-occupied transactions - you can verify this by asking them calculate ROI for you or Cash-On-Cash!

There is a certain entitlement mentality and a long-term frustration mindset where they often times will mention repairs previous owners "promised" to make, etc. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

Have an owner's closet, where you lock up your extra inventory so the guests can't use it.
