If you lengthen the line in one spot, you will decrease the slope on the section you move unless you also lower the ENTIRE line downstream of where you did your work.

If that's the case I would need to raise the rents, get a cheaper interest rate, lengthen the loan, or put more money down. $500K down payment plus closing costs of 1.5% = $507.5K cash out of pocket$25K net cash flow per year after all operating expenses and debt service only yields a 5% Cash on Cash return.The 27.5 year deprecation helps with the internal rate of return and the potential appreciation is appealing for building equity.

If they have to contact you with bids on little things like touch up paint, carpet cleaning, or other small stuff then this will lengthen the process.

If the distance or height is different, you'll have to do more work - shorten the pipes between the union and the water heater if the new heater is taller, lengthen them if the new heater is shorter, or remove the other half of the union and install a flexible pipe (see below).Sometimes, instead of unions, there are flexible pipes from the rigid pipe to the water heater - either copper tubing (thinner than normal copper pipe, so you can bend it a little), or flexible hoses, sort of like what you hook up a toilet or sink with.

It won't change it drastically but it will lengthen the time horizon or lessen the dollars you can put into your hold portfoliowhen you pick up those first flips you will not be able to 1031 out of them into buy and holds.

I have an equity partner to get the deal done, but going beyond what the income operations can service by much will lengthen the time for their takeout, limit the refinance room (to still be serviced by the income) and will generally close the margin of safety.
