Your property might be a little hard for MTR based on that layout, but again the garage could be good for storage for home sellers who sold and don't know where to go as well.

Lots of skinny deals, overpriced vs. sqft/layout, bad street, or a combination. 

Not sure what the layout looks like or location - but in a solid location, which I'm assuming since it's an STR, you should be able to in the ball north of $800-1000 per room and even more so for the rooms with private baths.

Adding a door on the shorter side also gives tenants layout options for storage.
