That would include the purchase contract; a hardship letter from the owner explaining what horrible things have happened to them, why the have no money and no jobs, and why they aren't ever going to be able to pay this off; pictures of the property; some justification of why your offer is a good one; etc.

Tenant leaves belongings in unit (do everything you can to ascertain whether they are comming back for property [if they still have time before the deadline], and document in detail all you do [in case they say you got rid of their family heirloom thingamabob]), any expense you incur to deal with those left behind belongings very well may be justification for charging against the security deposit.Also, just a note - many landlords in OH do not know this, but OH law requires landlords to mail to the former tenant a written accounting of how the security deposit was spent (i.e., what % refunded and what was spent for what).

Looking at a credit report is only scratching the surface of making a lending decission and using credit as a justification for more profit is more of marketing ploy by a lender than a true risk assessment.

Not saying they can't seek a full payoff, but the justification to do so will be harder, and I'd bet they won't, especially if the interest rate on the note is higher than the current rate.Later on, you can do a sub-2, effective when the mortgage is paid off.See your attorney, then call the bank back.....good luck!

I still always prefer to get credit/ criminal checks if possible, so if you cant get these without social, then you have justification for being uncomfortable renting to #1.
