None of this applies to employing similar individuals for your own needs, so keep great records that show you kept individual and operational expense isolated.

Its my first home and has done better each year , I bought it 4 years ago for 388k valued now at 615k , I'm finally at a place where I could move out and have some positive cashflow , kinda not if we are taking 5% vacancy 5% repairs , 10% cap ex and management fees, but If i solely move out and self manage it will create positive cashflow unless unforseen cap ex . 

In general, does anyone have any tips/tricks as to how to keep utility bills low in a situation like this where it is almost impossible to isolate where there may be an issue since there are not separate meters and therefore no way to tell which unit is using what and where a breakdown might be occurring? 

Measures (ConC etc) in isolation are misleading and too easily manipulated.

Unless you find that elusive deal or have a lot of luck, you will be swimming upstream when targeting specific metrics in isolation. 

Or  should I attempt to isolate the problem if it can be resolved with removing just a few wall tiles?

It's challenged right now by the fact that 35E and 380 both run close but far enough away that it still has an isolated feel, which is keeping prices down.

I had a strange experience with this company and wondering if it is isolated.

It makes me feel no so isolated that I'm far from the first or last person to be in this predicament.
