I have a lot in East Rockaway, corner that I am helping the owner find a buyer...Trying to get more info on like zoning and how much you can build, Property shark has been useful in NYC but pretty useless in Long Island, can not even find basic info there, is there another website or resource I can use for more detailed property info?

Interestingly, I live in my community (Marco Island) with my short term rentals and have for years.  

I am wondering if there is any market in New Jersey, New York, Pennsylvania, Rhode Island, Connecticut, Maryland, or Washington DC that would "make sense" to house hack given my financial position? 

@Bryan Cavellier, You can 1031 with any US property including Guam, the USVI and ...drum roll- The Northern Marianas Islands (go figure but I actually had a realtor from there in a class of mine recently) into any other US or one of those territories.  1031 is a federal statute so it's applied the same in all locals with just a few variations state to state at the state level. 

Check with these guys, I live on Catalina Island which is High Fire Zone and they were able to help me.

If price point for these properties is a limiting factor, properties found on the North side of Veteran's Memorial Pkwy can be viable too, as long as they are on the East side of Santa Barbara Blvd, and South of Pine Island Rd (SR-78)

I myself have a 1/1 apartment on Davis Islands near the hospital that I'm considering renting to traveling nurses.The problem with rental arbitrage is that you need leverage as the renter to negotiate assignable lease terms with your landlord.

That went away during covid when you could be in a coma stranded on a deserted island and done nothing to an asset and it appreciated.

I've been all over the Caribbean islands, and I mean traveling within the countries, not just staying at the resorts, but even then, I feel Mexico has more to offer and I genuinely have a great time.

You can try the different COOPs on the island, as they seem to be decent.
