It's a dynamic world - if I could find a 3-4 unit that cash flowed 200 a month per unit and hit a 15 plus ROI - i would jump all over it - I just only see this type of potential return (and better) in more depressed areas.  

Also father/son dynamics at an age where the son is trying to establish his independence is trying on both of us.I did not push son in direction of RE, he considered various options and chose RE. 

This market already exists, if it hasn't gotten large it's probably a function of market dynamics not idea/execution is my guess. 

DSO Trends: Like DSOs, MSOs often prefer continuity for patient retention, but they may be more flexible depending on market dynamics.

call me old fashion but if you are sifting through deals, the number 1 thing I look at is market dynamics.

They have their own payment platform (you could use Stripe... or GuestyPay), they have their own dynamic pricing (you could use PriceLabs... or GuestyPricing), they have their own smart locks (you could use RemoteLock... or GuestyLocks), etc. 

I lived in Sherman once and didn't especially like living there, but there sure are a lot of dynamics that make it look attractive for investment now.
