One report I saw said that something like 80% of the ADUs built were to house parents/children of the homeowner and were not being rented out.

Highly recommend, and we didn’t see any camps of homeless people or anything like that (I’m sure they were there but nothing that stood out or put a damper on our visit even with young children, walking everywhere) and we stayed in Oceanside which is a lot nicer than it used to be from my memory.   

I am really inspired by people who a take something that 95% of other investors would pass on and make it work exclusively for them through sheer will and creativity even with bad market conditions.

Last night, I heard an inspiring story about a mom who brought her young kids along for a 45-minute drive to tour an investment property.

This is hands down, my favorite source for inspiration.   

The tenant base is generally 95% single women with 2 to 5 kids and they flat destroy houses, Not on purpose  most of the time but if you have children all below 10 years old they are just brutual on houses even in the best of situations of which single parent with multiple baby daddys is not the best of circumstances.. full stop.
