Try and document all the lease infractions as you can to help you support your case in court. 

Who knows what other infraction he’ll do or try to attempt.

The purpose of a non-occupying co-signer is for them to be responsible for the rent if the occupying tenant is not complying with the rent payments (or any lease infraction).Make sure you understand the term 'jointly and severally' and put it into your lease agreement.

It may not matter at all, but I know that TN heavily implies that infractions should be reported immediately.Good luck and sorry to hear that there are agents like this out there; unbelievable (but, sadly, totally believable).

If the time allowed for the cure comes and goes without a fix to the infraction - then consider filing for eviction, or even filing a notice to cure once again.

Once you close on the property the code infractions are now yours. 

The small infractions are just that, small.

They do not make it easy for you and will show no mercy when writing up infractions, which are bound to happen because of how complicated they make the process. 

As of right now I am thinking that I "charge the guest" for all of the infractions, the damages, missing items and the cleaning bill.

There are several other infractions like broken lights, not maintaining the backyard , etc.
