Hello and thank you for your contributions to BP.I’ve been immersed in the BP podcast while going to college studying civil engineering, and I can either do an engineering internship this summer, or shadow an investor.My long term goal is renting and holding mobile home parks and mini storage units, but I’d like to flip some smaller properties to get started.

The game played from Far Rockaway to College Point, from LIC to Douglaston is pretty much the same:  anticipating appreciation.Sometimes you can 'force' some appreciation by fixing up some units, but the rents WILL NOT cover your expenses.

Don't get too immersed into one track (aka 'stuck' here) and you may want to consider not framing things like this: "I asked him if he would be interested in assigning me a contract as a newbie investor and he said yes".There may be a legitimate value-add provided yet you need to go into a relationship knowing what you are seeking and knowing what the other person is able to deliver.
