It was built in 1997, in an HOA community (monthly cost of $225 covers external home, water, trash) and has had updates to the HVAC system, new kitchen cabinets, floors on one floor (three floors total), and appliances, new toilets.

But I know I made the right call when I sold some properties end of 2021/early 2022, and did not 1031ex, but rather paid taxes and eliminated debt on the properties I wanted to keep.I’m hoping to keep what I have for as long as a I can stand managing them (at least they are nice properties in prime locations…but as I get older my tolerance for hassles diminishes ;) So I don’t fool myself for a second acknowledging that there are all kinds of external factors that may compel me to sell.

Properties sold to Fundamental Partners for about 12% below foreclosure value.I wonder if 12% will be enough to weather the storm.I believe these are Fed Low Income Rent controlled, I wonder how much longer that will last (with no ability to raise the rents).There looks to be quite a bit of Physical Damage to some of the brick walls, and the Trash from the pics looks to be piling up to the clouds (Citation Level).I wonder what the occupancy level is, as there seems to be lot of mailbox doors swinging in the wind.Were these guys hand picked by the forecloser to take this over, or did it go to open bid with another lender underwriting a new loan?

I've seen extensive foundation repairs done to cinder block walls that are bowing from external hydraulic pressure, and they've been repaired with extensive steel beams, tension systems and a drain cut in for around $12,000.4" is a fair bit of slope and to put in floor leveler...well, that's a lot of floor leveler.
