I'm not too familiar with the markets yet but research I've done suggests that the towns of New Britain, New Haven and Hartford all have a good mix of inventory and low prices coupled with plenty of amenities, night life, cafes, etc and local colleges to bring younger people to the area year after year.

It’s not a market where you can just buy blindly, but for investors willing to do their homework, it offers a strong mix of cash flow and appreciation.If you’re open to learning more, I’m happy to share some resources on how I’ve built my portfolio there.

I've heard very mixed opinions so really unsure about them but definitely interested.

Cash flow, appreciation, or a mix?

Friendship and business don’t always mix well, so it’s critical to use a solid lease and treat this as a business arrangement.

Mix of 10 tenants but 2 of them being major franchises with 10+ year (with renewable) leases in place..

I think there is a good mix of people there. 

States like Nevada, Ohio, Michigan, and Pennsylvania each offer unique opportunities, from Nevada’s no state income tax to Ohio’s affordable B-class neighborhoods, Michigan’s up-and-coming cities, and Pennsylvania’s mix of cash flow and appreciation.
