Being new to the area, I am not sure which are the wisest areas to pursue, so I welcome thoughts on the best areas to invest, or more broadly frameworks about how to think about a good deal.I am also interested in advice on the basics of setting up an ideal REI business practice.

@Josh Caldwell runs it and is developing a ton of subgroups so it is possible that if enough people from your area are interested you could work that into something within the framework of REIA.

Works wonders and you can easily install it in the current framework.

To the best of my knowledge (if I'm wrong here please correct me, someone), since the HUD manufactured home framework came out in the late 70s, multi unit manufactured homes have never been financeable with fannie/freddie/fha money, meaning no one ever made them, and probably no city ever allowed these types of modifications because they would create potential blights, meaning there's about a zero percent chance that any of the stuff making that thing a multi-unit has permits, is remotely close to being up to code, etc.

BP is a good framework for general information but you need a team of specialists to help you grow and succeed and keep out of any legal or Tax trouble. 

Of course, within the framework of an IRA or Solo 401(k), it is not you investing in real estate with that tax sheltered money, but rather the retirement plan being invested in real estate.  

@Jay Gousman it all starts with educating yourself on the potential investment options and from there you can begin to build the framework of your investment strategy.

Use the framework to collaboratively discuss issues.Your mindset is no fault of your own.
