I know it’s complicated for one because it’s state specific and the legalities depend on your circumstances (eg I personally see this being “okay” if after many years you need to “convert” to a LLC structure, but then afterwards showed you only purchased via your LLC).None of anything is fool proof.

Since you have more cash available you can then even with limited financing available in a down turn can take advantage of low priced deals.In another example if you have very to little debt on properties when lending dries up will be harder to access a good amount of your equity with a loan to take advantage in down cycle to buy more properties.No strategy is fool proof  but does make sense.

Next year all of our leases will be odd numbers ($502 for example) which will make it pretty foolproof.

Sampling isn't hard, but it's not foolproof either because different lots can contain different amounts.

The idea seems fool proof, that's a problem for me but bottom line the payback is too slow and not guaranteed on a deprieciating investment.
