Based on a quick look, houses are cheap there, pick one that is crappy and in the best neighborhood.

I'm looking at a property in a small town, that is a good recreational/STR market, but there are very few comparable home sales to base an ARV on. 

Although I haven't maintained a credit score stateside considering I left in 2010, I can qualify based on my finances where I live.
