You're correct, many investors think that using an experienced agent is just an extra expense.   

I hate to pay extra money for a PI on work we have already done. 

My dad and I got caught by that snag on our third flip years ago, and we definitely kicke ourselves for not doing a little extra research up front.

From an operational standpoint you might also want to consider the cost of any extra tax returns that are needed by the entity as well as any extra accounting fees.Good Luck!

I don't know which nearby state you're considering (PA is probably the most attractive) but local municipalities will sometimes enforce extra red tape and/or protections for tenants beyond the state-norm.

I interpretttev @Alan Asriants statement different than you but agree it is not clear   He could be indicating pools, basements, sunrooms do not provide a means for an extra tenant.  

One reason was the condo management company wasn't doing a great job and there were always extra levies.
