I'm certainly not the expert in "Subject To" deals, but I foresee you expending tons of time and effort for an occasional return. 

The general definition of investing is "expend money with the expectation of achieving a profit or material result by putting it into financial plans, shares, or property, or by using it to develop a commercial venture."

If your only goal is to get a higher paying job to have more expendable income, you might think of ways you can leverage yourself without as much time and money invested.

You don't need to expend any capitalIf not, then I would ask whether I would get a return on the investment.  

Couldn't the company reimburse yourself for the amounts expended, and then deduct that reimbursement as a business expense?

You might suggest to the tenant that since a security deposit can be used to cover owed rent (for months left on a signed lease) they might find it useful to expend the energy in joining in this search for a suitable replacement for themselves.   

Yes, a really savvy tenant could still find a way to track you down, but there's almost no reason for them to expend that time or energy.
