Finding a deal worth pursuing is one thing but managing a renovation out of state is a different ball game.Do you have renovation funds to use outside of your down payment + closing costs?

MLS is priced aggressively and nets no profit (flip) or cash-flow (BRRRR) unless you low ball.

I want to continue to invest in the property especially after getting back the inspection report which had a little more work than expected but I can roll with the ball!

We have made an offer for a property and it turns out City of San Diego has asked the seller to replace the uneven side walk by the property does any one has an idea about ball park figure to replace a city side walk?

Of course I was aware there was no curb and gutter at time of purchase and that there was an easement in place, and which hadn't been exercised since year the properties construction in year 1960. 

Hope this exercise illustrates the fact the BRRRR and cash flow are not always indicators of success and far less time could have been invested to achieve a more favorable result by purchasing in Market A at the start.

Here in California its a different ball game.
