I do believe analyzing properties is a very crucial skill, so i am putting lots of effort into learning that.

And equally for the buyer, if you want to renovate and refinance or cash out, wouldn't you have to pay off the entire mortgage at that point and the bank would know it was always the buyer paying off and not the seller?

In all reality, if you apply your screening criteria equally, and treat people with the respect and dignity they deserve (no matter where your rent money comes from), it's not an issue.

Since the original mortgage stays in place, you only need to ensure the reinvestment equals or exceeds the proceeds.

Keep in mind that tenant screening, regular property maintenance, and understanding the inspection requirements for Section 8 are crucial for success.

That does not include any expenses, vacancy, etc.similar rent minus PITI does not equal cash flow.  

So, everyone using those platforms is jumping on the same leads AND at the same time which means there  users are all equally behind anyone WHO GOES TO THE RELEVANT COUNTY AND COLLECTS IT there own data or can find someone who can get it for them.
