How is this a positive environment for real estate investment?

I especially believe in this challenging RE environment that some realistic analysis is beneficial.  

It was before my time, but my understanding is that triggering a DOSC was more common in the 80's during a similar rising interest rate environment like we find ourselves in now.  

I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.

We grew them in an environment where nothing required to be earned, everything was given simply for having wanted it.

Look at other rentals in the area and see not only how they are advertising or promoting online but also the inside and outside of the rental so you can create a similar environment to try to replicate the same results.

They both have great places to visit.Neither have the environment diversity of CA, but if you have no interest in the ocean the difference is less.  

In the current environment, it might make sense to rent for a year or two before you commit to a purchase.
