We have and do lend in Birmingham and have seen lots of folks buy 45k houses put in 30k and expect them to be worth 120k-130k but they are actually worth 80-85k.

Hi @Sean Leahy - good direction, I've never considered this but now that I think about, whenever I've had some random rental/sale listings I've been approached by brokers who said they represent folks that are part of the insurance company's claim management process (e.g. their house burnt down due to an accident).

I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)
