To add on to what everyone else mentioned, do an end of the lease inspection before they start moving out.

These are the folks that know who is getting the itch to sell before anyone else.

I would apply the cash flow to pay down the debt and hope to have significant passive income (or equity to put into something else) in 10 years.

It has worked out for me, but I'm wondering if anyone else has another person they trust that I can float other, similar tasks to?  

So everyone is jumping on the same leads list as everyone else AND at the same time.

Of course we all have to start somewhere but I tell everyone I do business with regardless if it's with me or someone else I always recommend them to build a portfolio.

Like anything else it has pros and cons.

I was actually able to find a post by someone else that clarified things a bit.

Selling and buying something else you want keep and doing a cost seg in would help with the tax burden probably better in this situation.
