I’ve seen people buy land thinking water was covered only to find out they had to pay 6 figures to get water re-routes or upgrade pump stations.

It all cash flows like a gold mine until the roof needs to be replaced, the main line goes, or you get your first turnover bill and need to upgrade a kitchen. 

It needs cosmetic upgrades and I'm going to try pushing the appraisal for when I am able to buy (on lease purchase right now). 

All of us consciously positioned ourselves here to find a stable community at an affordable price.  

There have definitely been some upgrades in the park itself and there were some new restaurants/hotels and they did try to make the streets nicer.

I will do this in the future.Would you sell this home as-is and likely take a small loss, or hold it for the long run and upgrade the home as needed until it was rentable?

I just keep waiting for a UX/UI upgrade they say is coming. 

The neighbors saw the STRs in the neighborhood as a huge upgrade over what had been there (run-down, neglected old houses turned into the best in the area)... 

The seller wanted a buy-back, and we added a clause that reimbursed not just for upgrades but also factored in market appreciation tied to the improvements.
