I take a loan against the cash value at 5.5% and put it into ATM machines which pay around 25% cash on cash. 

Okay, Rand Paul has spoken up, but the rest are just part of the "happy machine" to keep spending our money (while keeping a very large cut, kinda like a mafia loan shark) to give to ourselves to "make us happy".

We're also looking at deal machine.   

HML or private money loan would have been  10% down and with renovations funded 100% so your leverage would have been better with HML by quite a bit.. and since you flipped it quickly the interest an points cost would have been within a few grand maybe 5k difference.. and you would not have had to go through all the machinations of a sub to and seller would I am sure been happier getting cash out and their debt retired day one.. 

This was a well oiled machine with not a day going by that emails were not answered.

Included the rental of the machine, the cost of the operator, new sewer pipe and rigid styrofoam.

Buy or start a business, that is literally a cash flow machine and then feed that cash into real estate.

I'm in the Providence RI area, I've been using deal machine to virtually d4d, I am trying to find the most efficient ways of finding a steady inflow of strong leads but I have only get loose ones.

On one hand it is scaling fast, raising less capital, feeding the machine, and placing more cards on the table hoping their aren't more busts than winners.I am talking about in generalities and not Ashcroft.
