@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it

The fact its in a landbank tells me that it was taken back for some reason, which tells me its likely not a high commercial demand for development, but I could be wrong.If it is "on the main drag" in this town then I'd think doing a new build home to do a targeted and intentional air bnb would be the best bet. 

With fresh paint throughout inside and out, brand-new roof, dual HVAC systems, updated water heater, stainless steel appliances, lighting fixtures, outlets, countertops, and PEX plumbing just to name a few.

Plus his on air persona is a likable guy who seems to genuinely want to help (maybe he did start off that we, we have no way of knowing).

hmm, I definitely would like a video tour when booking air bnbs.

In some instances it becomes apparent I will be awarded a better contract price if the listing agent dual represents the transaction.

Any insights into pricing trends, STR regulations, or running dual-use scenarios (STR + LTR) would be incredibly helpful!
