@Lenza McElrath, except for taxes (which are actual), I believe James uses estimates and not actual historical numbers when displaying operating expenses in videos.

FMR displayed on the HUD site is with utilities included.

It not only displays comparable properties like Propstream does but also retrieves estimates from various sources, including Zillow, Redfin, Realtor.com, and others.

Google maps is my go to for getting an idea of the property and the neighborhood. usually a couple minutes will display the condition of the area and neighborhood.Also, if you are working with an investor focused realtor usually they can book a showing for you and take videos of the space and any concerning items.
