I recently purchased an occupied property and the tenant claims the previous landlord "promised" to maintain the lawn. This was never told to me and it is not written in the lease either.

Now they have to track/verify volunteer hours, adjust rents accordingly, make sure all rent logs are also accurate so there's no discrepancies, etc.

There are some discrepancies in regards to the time value of money and I'm hoping you will go over the book to get a really good feel for it.Once you understand all of these concepts, you will really understand investing.There is a lot that goes into the projections, however.Keep in mind that once you start thinking of the future sale price and the future cash flows, you start to think, HEY.........

@Wayne Brooks The backstory: The previous owner purchased two duplexes with both properties next door to one another in which one of them was the one I own now.It's has been a challenging scenario to follow the history of the conveyance but from what I can comprehend two owners ago their was a slight discrepancy .
