.), the location, depth, and capacity of utilities to service the site - including public utilities (sanitary, storm and water services), franchised utilities (power, gas, cable), capacity of the local streets to accommodate additional traffic from your development...Be sure to find out if there are any specific local ordinances you need to satisfy (possible tree & wetland surveys, together with any necessary tree & landscape or wetland mitigation plans) and whether there are any concerns from municipal departments (e.g. hydrant locations from the fire department, storm inlet and retention requirements, as well as asphalt / concrete road requirements from the engineer), entrance requirements from the road commission (left turn and passing lanes at the site entrance), etc.Once you get past all this you can finally prepare a preliminary site plan and enter the political arena to get preliminary site plan approval, and to address any concessions the board and neighbors want from you to overcome their objections to your development.

I appreciate the info provided so far, but I have more questions and I don't expect freebies from pros like yourself.I'm looking to get together a semi-solid idea of how this all works before I drill down, in depth with my usual accountant in a couple weeks (if I still decide to drill down with my usual accountant after learning more info on what I'm trying to do - from you or someone else.)My usual guy can't get to me right away and I'm in a time crunch, if this deal is going to happen the way I want it to (bonus depreciation decreasing by another 20% on Jan 1st)I really just need to understand Bonus Depreciation, in detail, and as it applies to my situation.I'm brand new to all of this.

Men generally have better depth perception and are more used to moving objects so are many time better drivers BUT they take bigger risks and have more fatalities when they do crash.Women investors (stock market) many times will do what they are told to do and not do a lot of trading and will stay in stocks when the market tanks so end up coming out ahead of men.Like as @Jay Hinrichs mentions these capital calls could very well be a disaster for marriages where the man is in charge of the finances.
