You are probably thinking of a typical whole life where the goal is to get as much death benefit as possible for the money.

But whatever you do, don’t transfer ownership to you and/or your sister before his death.

The only two things in life are death and change - so good for you for sitting home and doing nothing at all, just in case.

At that point certain neighborhoods could enter a death-spiral, because who wants to buy in a depreciating neighborhood?

I have 3 deals going in Loudoun county VA that national builders are buying our lots and when I was there going through existing developments its was full speed ahead  Toll Brothers on one project probably had 40 up and running some i am sure are presold..

nothing is certain except death and taxes, and guaranteed Sec 8 rent....
