What's your current rate and what rate are you aiming for?

I'm currently lending out some 6% to strong investors that I have a history with, and lend in the 9 to 10% for short term rehabs and flips.

If you are concerned about a 1M umbrella that, makes me think that your current policy is way too low for 10 houses.

The other quotes I received were often unreasonably high compared to other properties in my portfolio—sometimes exceeding my current carrier’s increased rate for this property while offering less coverage.

My husband and I currently have a rental home in CA and want to utilize a 1031 exchange to build an ADU on an existing, non primary residence in FL.The existing Florida home is co-owned with our son, and this is currently HIS primary residence, not ours. 

I dont currently have any projects going in CA at the moment but I have been looking for a Summer cabin up by Truckee and I suspect insurance will be an issue although I will pay cash but I will still want some coverage.

I'm curious to know how you guys go about advertising room rentals. my current tenant who rented out the whole room will be leaving and I think the next best step is to do room rentals.

I currently have about $50k in cash and am looking to spend no more than $250k on my first property (less depending on the area, number of units, etc.), inclusive of any renovation costs.
