Anything requiring court or judicial decisioning is extremely slow. 

I have been to the US Court of Appeals though, litigating some of these issues and won.

I just did a quick search of the area and there appears to be an ample supply of properties with an average rent of approximately $1.10/SF.

The Registered Agent will record the documents on your behalf so only their name and information appear on the documents.

(1) File FiFa with the courts(2) Find assets (car etc.) to file lien.

Not saying they are just appearance.

The best way to learn this is by reading a Tax Court case.  

If they are up for renewal and you elect to non renew them you must stop accepting funds from the occupants after the lease expires (accepting rent after the lease expires may make it appear you have a tenancy at will agreement). 

The court considers "open and notorious" to be in your favor as opposed to being sneaky and deceptive.
