I was about 5 days from closing on my first place (an up/down duplex + cottage)...when the lenders (a typical residential / investment lender) said he would not fund the transaction...because the appraisal came back saying that it was a "raised mobile home" - and they don't fund mobile homes.It wasn't obvious that this was a mobile home by sight - apparently it was just the foundation of the mobile home that was used and then was re-finished (new siding, new roof, etc).  

When the livable rehab was done, I refinanced the loan and enclosed the concrete patio into the tiny cottage with another contractor for $12,000.  

There are also exemptions and incentives if you intend to develop villas or cottages for nightly rentals.

A 3/2 home with a cottage 1/1 AVR $185,000   I got it under contract.

I used a private lender because this property was a "3 Season" cottage on a lake and didn't have heat or insulation, and therefore wouldn't qualify for a conventional mortgage.

There is a mac 'n cheese place near us that is killing it.

I would be building about a half dozen farm house style cottages on 25+ acres that would be in the medium finishes.
