I’m making a few assumptions: 1) at least some buyers and sellers will accept much less agent handholding than commonly assumed, 2) the primary value that agents add is a) pricing guidance and b) advising clients on offers and counter-offers, and 3) there’s no truly compelling reason why North America has the highest average commissions in the rich world.

And then we negotiate with the owners on the "owner financing" options that they would give to us (if they are even open to it).If someone needs "private financing" or "alternative" financing...we can still make our normal realtor commission here and then they can show for any property.I hope some of what I am saying makes sense.

Trying to learn what items like "borrower earned commission" the bank will let apply to the DP, I just broke down my preliminary settlement statement to get a feel for it on my end and would love to see if I'm missing anything.

And, if you're working with an investment-focused Realtor, they'll most likely be looking to keep you as a long-time client and not just sell you an "ok" house to make a quick commission off of you. 

Both things are happening.Buyer agent commission is still negotiated up front with sellers although there is the option not to compensate a buyer's agent - aka have the buyer pay their agent.We also tell buyer's agents to include their commission in the offer.

Plus looking to sell a property for her with over 100K equity after commissions, no capital gains tax .That new car smell with 6 miles.

So when we had this property under contract for $92k ($95k purchase price with 3% buyer commission credit because I'm a licensed agent), it was an amazing deal.
