Until the pandemic, the Oregon Coast was very off the radar and while market demand and valuations have steadily climbed, there is still relative value to be found.

Also the AC unit was stolen before tenant moved in (thieves climbed a fence) so I'm out $4700 (labor and unit) - didn't file an insurance claim because my premium would go up.

I'm certain this apartment can climb higher in time, as it is fully renovated and a commuters area.

Prices in the lower range are still climbing and dropping at the higher end. 

About 6 months into the lease, he thinks he smells smoke and climbs in the attic and searches for 3 hours for "hot spots" using a thermal imaging camera (keep in mind he is the town fire marshall),  finally after not finding any hot spots in the attic he goes to the back yard and discovers the neighbor is BBQing.  

Most of the cabin listings have been (a) way overpriced, and (b) 30+ minutes of twisty climb from downtown. 

I expect the cash flow to be barely negative/breakeven initially, and then sustainably positive by year 3, and then slowing climbing positive from there.

As you no doubt have experienced, the cost of living continues to climb, and even though we do our best to be efficient with keeping expenses down, there is no way reduce those costs back to what they were even a year ago.
