My recommendation would be to engage an investment property focused realtor (not a general residential realtor) and let that person guide you through the process from pre-qualification to market/property valuation and selection. 

Especially for the cost.

My LOT was $32,500 and then they added the FOA to cover the first 2-3 years. 

We need to know if repairs will be made and what the rent will be for next year?

P.S. - When you go to qualify for your next proeprty, your lender can actually add losses from line 18 back into your income... allowing you to qualify for the next property.

I dont like any company personally that does not put their principals on their website as in meet the team.. ... 

But I don't see that happening in the next year even two. 

When you are going through the approval process- we do request liquidity or proof of funds.

For the next 10 months (40 weeks) you spend a fairly reasonable 5 hours a week marketing, communicating with guests and your property manager and bookkeeping.
