Who makes sure it’s clean (your regular cleaner?)

I'm looking for win-win solutions that will preserve my capital and get them the money they want. 

The funds should be cleanly traced ideally.

Another thing is if you have black mold and you gut the property make sure you clean the air as well as you will still test positive for black mold, the spores can be floating around in the air still even if everything was removed! 

There have been times when (left in such good condition and clean)  I've refunded when they left early.

Long story short, ended up buying the property after getting to know the owners who were cleaning up when I went over to ask them permission to cut down the leaning branches toward their roof.

Other than that it's a pretty clean package. 200k down, 720+, 60> ltv owner occupied.  

Any investors needing any assistance cleaning or restore.

Essentially I am looking for a clean way to organize everything as right now its very messy with how my current accountant is working things as he doesn't specialize in real estate.

Let's assume your expenses (mortgage, taxes, insurance, maintenance, vacancy, etc.) comes to a clean $600 and the property rents for $1,000.
